Right now, there are more than 80 active new construction communities being built across Chester County. With major builders like Toll Brothers, Keystone Custom Homes, and Ryan Homes all competing for buyers, the question we hear most is simple: Should I buy new, or stick with resale?
It’s a fair question, because both options look very different from what they did just a few years ago. Builders are offering incentives we haven’t seen in a while, things like rate buydowns, closing-cost help, and design upgrades included.

The case for new construction. New builds give you modern floor plans, energy efficiency, smart-home features, and everything brand new under a builder warranty. In Chester County right now, you can find townhomes starting in the $400s and luxury single-family homes above $1 million in communities like The Woodlands at Brandywine in West Chester.
And because builders are competing hard for buyers, there’s more room to negotiate on upgrades and financing than there has been in years.
The case for resale. Resale homes often give you more land, established neighborhoods, and locations closer to the walkable downtown areas that make Chester County special. You also know exactly what you’re getting. There’s no waiting on construction and no hoping the finished product matches the model.
And in a lot of cases, the cost per square foot on a resale home comes in lower than comparable new construction.
