A home in one of our West Chester neighborhoods sat on the market for two months and never sold. Same street, same price range where we sell all the time, and it still drew no showings and no offers. The house was never the problem. The person handling it was.
A stalled listing that was never about price. The owners had listed with an agent who did almost no preparation. The photos were sloppy, the listing went straight online, and then nothing happened. Neighbors who know our work kept telling them to call us, but we can’t approach another agent’s client, so we waited.
When the owners finally reached out, the real issue was easy to spot. They had a stucco inspection report showing problems, and it had been handed to every buyer with no repairs made and no estimates attached. Buyers looked at the home and saw a problem nobody had solved. That isn’t a price issue; it’s a trust issue, and cutting the price doesn’t fix trust.
Real preparation, not just a fresh listing. So the owners fired their agent, hired us, and we went to work on the actual problems. We addressed the items in that inspection report, including the stucco, and got the home genuinely ready instead of just listing it. Then we staged it, room by room, deciding what belonged and what didn’t so every space showed the way it should.
Professional photography, professional video, and a real launch went behind it. When we relisted, the response was immediate, because buyers were finally looking at a home whose issues were solved. We didn’t reduce the price to make that happen. We raised it, and the home sold for top dollar, more than the previous agent ever had it listed for.
That same season, right down the street, we sold another home for $1,325,000, a record for that neighborhood and about $250,000 more than the first home brought.
What really decides your sale price. It comes down to who you hire, and most people hire the first agent they meet. What they should do instead is a little local research: find someone full-time who actually sells in their price point, and ask how many homes that agent closes in a year. The gap between a seasoned team and a part-time agent shows up directly in the final number, and our sales volume is exactly why our preparation process works the way it does.
